PROJECT FEATURES

Northgate lies within the northwesterly city limits of Indio, California in Riverside County, one of the fastest growing communities in Southern California.  The project is approximately 88 acres in size, encompassing Jefferson Street, the primary thoroughfare to PGA West in La Quinta.  The site also borders Indio Boulevard to the north which is a major traffic way for the city of Indio.  Northgate is provided great access to Interstate 10 from the Jefferson Street exit.

Northgate is being constructed with the purpose of being a “Life Style Center” utilizing as many smart growth concepts that fit in a project of its characteristics.  The objective is to provide a mix in housing, commercial retail, and office uses.  Northgate will include 350,000+ square feet of retail space as well as 247 multi-family units, 118 single family houses, and a 100 room hotel.  The tenant mix for the retail shopping areas will include small shops, banks, drug stores, specialized food services, restaurants, a service station, and more. 

Northgate is also being built as a green project.  All of the buildings will be architecturally designed to fit it with the desert landscape, while utilizing as many green features as feasible.  Materials, architectural design, and alternative energies are just a few of the many possibilities Northgate is pursuing in an attempt to reduce its impact on the environment and be responsible to its future tenants, consumers, and residents.
